Boca Raton real estate or real estate in any surrounding area is on your mind here’s a few other things that should be as well. The price of oceanfront real estate has dropped quite a bit since the end of 2005. It’s a good time to consider buying Boca Raton waterfront real estate which is located on the ocean. If you look at oceanfront properties there are many. things to consider. When you live on the ocean and you leave your windows open chances are you’re going to get a nice breeze through your apartment. At least that’s the case when you buy an apartment that has the cat walk the catwalk is where you walk to your apartment along the outside of the building and then enter from one side and your slider porch area is on the other side. With the cat walk you have windows on one side and the other side of the apartment. The cross ventilation is great especially near the beach. If you have a hallway on one side of your apartment which leads down the center of the building and then down the elevator you will not have cross ventilation because the hallway isn’t open to the outside. This greatly restricts your cross ventilation which may or may not be good depending on what you’re looking for. One thing to keep in mind concerning the breeze coming through your apartment near the beach is that you will get some corrosion in your apartment and you’ll get salt air all over everything which tends to make things feel a little sticky and a little dirty. So you’re probably be cleaning your place more often.
Another thing to consider when living on the beaches that oceanfront apartment you’ve always dreamed of looks out at the ocean with a nice panoramic view however at night all you see is black. You might see a ship out there but otherwise there’s not much to look at. So you may want to consider when buying oceanfront property an apartment that has a higher degree of you which on one side looks at the ocean and on the other side looks at the city. An example of this would be in Boca Raton the condominium called the Chalfonte. In that building the eight stack i.e. unit 408, 508, etc. and the seven stack apartments offer you a view on the west of Lake Boca Raton and then on the east side you have a direct ocean view. The apartments run about 1850 ft.² and also have a nice size porch. I am including the current apartments for sale in the building below: if you like the style building but are not looking for Boca Raton real estate there’s a building in Pompano called the Claridge which has the same design and one N. in Riviera Beach called the Corniche which also has the same design. One more thing if you’re living on the lower floor you tend to have a more homey feeling because you’ll hear some sounds from the ground but if you’re 20 stories up in the building you’re not can hear much of anything except the waves on a windy day and the wind of course. You also want to check out where the washer dryer is. Many of the older condos have the washer and dryer available on the floor or maybe the floor above or below you but not in the apartments. I recently searched all the way from Pompano to Palm Beach for condos along the beach. Of course you can buy apartments into the millions but more interestingly it’s nice to know where they start. So I just had a client that wanted an ocean view and here’s what I found out – at this time which is late 2012 the apartments that offer of view of the ocean by walking to the end of the living room and looking right or left or walking out of the porch and walking right or left to see the ocean in an older building that’s not renovated the prices start at about 200,000.00.

We all know by now even in top areas in the county Palm Beach County Real Estate and within the county spots like Boca Raton Fl Real Estate and even Boca Raton Waterfront Real Estate can depreciate from time to time and with that short sales can show up before too long. Just what is a short sale? A short sale occurs when a property is purchased save for $100,000 and then appreciates to $200,000 and the owner refinances the property for $160,000. The property then drops in value back to $100,000 and then the owner sells the property short of the current loan unpaid balance. So what’s happening is the current value is short of the current loan amount. The only way the property can be sold is by the current owner bringing the difference between the value and the unpaid balance of the loan to the closing or the bank letting the property be sold short of the current unpaid balance of the loan. That is what creates the short sale. The buyer of the property buys the property with a free and clear title but the seller goes away from the sale with out any money at all. The bank goes away from the property with a loss on the sale it’s just a question of how much the bank is willing to lose on the short sale. In the example I just mentioned the bank would lose $60,000 plus some expenses for example the commissions on the property to the real estate brokers, the documentary stamps which are due on sale which is a form of tax and probably some title insurance charges, closing charges, and attorneys fees, etc.
